Meet The Hosts

We're Sean and Niall, your hosts, and we can't wait for you to experience this special place.
Sean
I’m a businessman by day, and the CEO of several companies. I am passionate about providing a first-class service, and pride myself on ensuring that my clients are happy. My Airbnb properties are no different; I will always provide my guests with an experience they will never forget. Having grown up in the area, this part of Ireland is so incredibly special to me, and I sincerely hope that you fall in love with the mountains, the hills and Carlingford Lough, and the peace and serenity they bring.

Niall
After years working in construction and hospitality across America, building high-rises so tall I once watched a helicopter fly beneath me, I brought home all the values and lessons I learned abroad. I've travelled extensively through Mexico, Canada, and Europe, but nothing compares to home. That's why I returned to Ireland to design and build this property alongside Sean, with every detail thoughtfully crafted by us both, to provide you with a truly special experience.

If there's anything you need during your stay, please don't hesitate to get in touch. For now, please read the enclosed information, where you'll find everything you need to know about your home away from home, as well as plenty of recommendations for places to go and things to do. Make Yourself At Home

The Location

The property is immediately surrounded by half an acre of stunning landscape, and you’ll be spellbound by the breath-taking views which include beautiful gardens, rolling hills and magnificent mountains that lead down to Carlingford Lough. The house is just 3 miles to the town of Rostrevor - one of the most picturesque places in the whole of Ireland, and C.S Lewis’s inspiration for The Chronicles of Narnia.

The House

This beautiful home accommodates up to 16 guests and is thoughtfully equipped for your comfort. The fully fitted kitchen includes a comprehensive range of utensils, while all bedrooms feature freshly laundered linen. Each of the four en-suite bathrooms is stocked with towels and toiletries. The games room offers a selection of books and games for your leisure time. Unwind at the stylish bar area, or rejuvenate in the sauna, cool down in the plunge pool, and relax in the hot tub.

Bathroom
The home features a full bathroom with a bath, shower gel, shampoo, conditioner, body soap, a hair dryer, and cleaning products for your convenience.
Bedroom and Laundry
You’ll have access to a washing machine and free tumble dryer, along with towels, bed linen, soap and toilet paper. There are hangers, a clothes drying rack, extra pillows and blankets, an iron, a safe, and ample clothes storage.
Entertainment and Family
Put up your feet and enjoy the TV, books and board games carefully selected for your leisure. Families are well catered for with a cot (always available), a high chair, children’s books and toys and a changing table (available on request). The property also boasts its own outdoor bar and entertainment area for all of your hosting needs.
Heating
The house is kept cosy with central heating and a charming wood-burning fireplace for those cooler evenings.

There is free parking on the premises and a private hot tub, plunge pool and sauna—just let us know in advance if you'd like it ready for your visit.

Check Out

Check In

Check-in is from 4pm, however we are happy to accommodate you should you arrive outside of these hours to drop off any luggage you may have. Please just let me know in advance so that I, or a representative, can help. For out-of-hours check-ins, you will find a lock box located at the front of the property which contains the key.

Lock Box

The lock box is located at the front of the property which contains the key. The code will be sent to you the morning of your check in via WhatsApp. IMPORTANT Please return the key to the lock box when checking out.

Check-out time is 11am, however if you do require a later checkout, please let me know in advance and we will try our best to accommodate your request.

House Rules

Make Yourself At Home
I want you to feel at home during your stay. I just ask that you remain respectful and considerate at all times, especially if you are bringing along a four-legged friend. If you’re a smoker, that’s fine, I just ask that you smoke outside. Please also be mindful of your neighbours and turn music off outside by 10pm.

Heating & Hot Water
Both heating and water are set on timers. Feel free to use the “boost” setting on the thermostat so that the heating is appropriate for your needs and comfort.

Hot Tub, Plunge Pool & Sauna
Nestled on the veranda you’ll find a luxurious hot tub, cold plunge pool and sauna for you to unwind in style amidst your picturesque surroundings. Enhance your get away with this blissful addition. All we ask is that you give me 24 hours’ notice to prepare for it’s set up. To use the heated facilities it is £45 per stay for the hot tub and £45 per stay for use of the sauna, payable conveniently by cash on arrival or by bank transfer.

Post Box & Time Capsule
We invite you to share your memories in two unique ways.
Firstly, you can write a postcard and drop it in the ‘Post Box’. We will then send this to the written address a few days after you check-out, allowing you to send a personal message or souvenir from your stay. Secondly, you can place a written postcard in the ‘Time Capsule’ creating a special memento of your experience that will be posted to you in six months’ time as a reminder of your cherished Lily’s moments at Ballyvally.

Rostrevor was described in Murray’s Handbook for Travellers in 1896 as “sweetest little watering hole to be found in the three Kingdoms, and one of the most beautiful spots in the whole of Ireland,” and it remains true to this day. Located at the foot of Slieve Martin Mountain, you will be blown away by the beauty of Rostrevor and all it has to offer, from the mountainous views to the magical forest walks.

About Warrenpoint

Three miles from the house, you’ll find Warrenpoint, a picturesque port town with a small promenade and the best ice cream shop you’ll find for miles around, (Check out Genoa, at The Square). Warrenpoint is steeped in history, and it’s the perfect place to visit whether you’re looking to take in the beauty of Carlingford Lough, or you want to enjoy live music in one of many independent bars.
